1. Shingles or Tiles

Your asphalt shingles may crack, warp, or lose their granules while your tiles may crack. Never skip your regular maintenance appointments or you could be dealing with underlayment or roof deck issues later down the line.

2. Flashing

Roof flashing is a thin material, typically made of metal, that your residential roofing contractor installs in areas of penetration on your roof such as chimneys, roof vents, or skylights. Since they are made of metal, they are prone to corrosion. Make it a habit to check your flashing often and apply seam tape or replace damaged ones as needed. 

3. Ridge Vents

Ridge vents are air exhaust vents installed at the peak of a roof. Since they are located at the very top, leaks are likely to form at this spot. Be sure to inspect this part of your roof by checking inside your attic for signs of water infiltration under the vents. If you notice wet or stained wood, then you should schedule an appointment with your roofer to have your vents replaced right away.
